Summary of opportunity

To provide new manufacturing unit at Gooses Foot Estate, Kingstone, Hereford HR2 9HY.



Extend existing 23.0m x 18.0m portal building to create 23.0m x 23.0m building. Existing pitch to be used on south west elevation to eaves height of 3.3m with 4.0m extension. Pitch to be changed on north east elevation to increase eaves height to 3.7m with 1.0m extension filling in existing court yards.

Internal labs will be removed increasing usable production space by a third.

To include

Contractor’s welfare facilities, CDM co-ordination, site Health & Safety, structural engineer and drawings to comply with current building and planning regulations.


Provide mass concrete foundations for stanchions and concrete trench filled foundations for external brickwork. Provide, lay and consolidate 150mm hard core base to north east extension.


Provide storm water drains connecting into existing services.

Steel framework

Provide and construct all necessary extension framework in accordance with current British standards and codes of practise for north east and south west extensions.

Cold Rolled Sections

Purlins, eaves, ties and sheeting rails of zed and channel section, formed from pre-galvanised cold rolled steel strip. Complete with anti-sag bars and diagonal stays, supplied and fitted to manufacturer’s recommendations.

Floor and Walling

Supply and lay single skin brick wall from foundations level to floor level. Outer skin of brickwork to be similar to existing. Provide ground floor slab of 150mm thick reinforced concrete with powder float finish. To include damp proof membrane throughout.

Roof Cladding

The roof of the entire building, including existing, to be clad with compliant composite panels comprising of thick box plastisol coated steel exterior sheets with LPC insulated core and thick white liner sheet internally. Knigspan or similar. All complete with apex flashings and bargeboards.

Vertical Cladding

The vertical is to be clad to floor level with compliant composite panels comprising of thick box plastisol coated steel exterior sheets with LPC insulated core and thick white liner sheet internally. Kingspan or similar. All complete with corner boards and drip flashings.


3 x personnel doors 910mm x 2065mm high to match existing.

Rainwater Goods

Plastisol coated box section steel gutters to both outer eaves with PVC rainwater pipes to ground level.

Site Clearance

Site to be left tidy with all spoil, debris and waste removed.

Business Continuity

All construction will take place externally without ingress into the building. Internal fit out will be done by Quest engineers. Production will have to be suspended while some of the internal works are carried out but weekend work will minimise disruption. Production clearance and re-start checks will be completed appropriately.

Recommended tender assessment criteria will include:

f) Delivery proposals.

g) Employers and Public liability insurance

h) Health and safety arrangements

i) Social Value aspects

Price will be a primary criteria and can carry a weighting of 60%. Quality criteria will carry a weighting 40%. Other criteria such as insurance, financial standing and health and safety are a mandatory requirement and will be assessed on a pass/fail basis where the supplier’s tender will be rejected if they do not meet the minimum requirements.
